Construction Loan Draw Management

Release construction funds against verified progress, with the evidence on file

Overview

What you are buying

Construction Loan Draw Management takes a draw request from submission to funding: the borrower requests a draw against the budget, an inspector visits the site and records geo-tagged, time-stamped photos in a mobile app, and your lender staff approve each disbursement against what was verified. Budgets, retainage, lien waivers and title updates are tracked line by line. Every draw keeps its inspection evidence and approvals, ready for credit review, audit and examiners.

The problem it solves

Most construction lending teams manage draws through email, spreadsheets and inspection reports that arrive as PDFs. Draw administrators reconcile the borrower's request against the budget by hand, chase lien waivers and title updates, and match inspector photos to line items after the fact. It is hard to show that funds went out only for work actually in place, and when a project stalls or a contractor walks away, rebuilding the draw history takes days of searching through inboxes.

  • Draw requests arrive in different formats and are checked against the budget by hand
  • Inspection photos and reports are not tied to budget line items or to a location and time
  • Lien waivers, title updates and change orders are tracked in separate spreadsheets
  • The reasoning behind each disbursement is hard to reconstruct for credit review and examiners

Who uses it

  • Construction lending departments at banks and credit unions
  • Draw administrators and loan operations teams who process disbursements
  • Construction and site inspectors, staff or third-party
  • Credit officers and chief lending officers who answer for the construction portfolio
  • Internal audit, loan review and examiners, who need evidence behind every draw

Workflows

The principal workflows

  1. Set up the loan

Each construction loan starts with an approved budget broken into line items, the draw schedule, retainage terms and the documents required before each draw, so later requests are checked against an agreed baseline.

    • Loan, borrower, project address and site boundary loaded from your loan system or entered
    • Approved budget entered by line item, including contingency and soft costs
    • Retainage percentage, draw conditions and required documents set
    • Inspector assigned, staff or third-party
    • Borrower and general contractor invited to the borrower portal
  2. Request

The borrower or contractor submits a draw request against the budget lines, with invoices, lien waivers and change orders attached, and the request is checked for completeness before anyone reviews it.

    • Borrower enters the amount requested per budget line
    • Invoices, conditional lien waivers and change orders uploaded
    • Requests over a line's remaining balance or missing documents flagged
    • Draw administrator accepts the request or returns it with comments
  3. Inspect

The inspector visits the site and records progress in the mobile app. Each photo carries its location and time, and is tied to the budget line it supports, so the percentage complete is backed by evidence.

    • Inspection order sent to the assigned inspector with the lines to verify
    • Inspector captures photos on site; location and time recorded with each
    • Photos taken outside the site boundary are flagged for review
    • Percentage complete recorded per line, with notes on quality or concerns
    • Inspection submitted and locked against later editing
  4. Approve and fund

The draw administrator reconciles the request with the inspection, applies retainage and conditions, and sends the draw for approval. Approved draws are passed to your loan or payment system for disbursement; Moraph does not hold or move funds.

    • Requested amounts compared with verified percentage complete per line
    • Retainage applied and any reduction recorded with a reason
    • Title update and lien waiver conditions confirmed
    • Approver reviews and approves, reduces or holds the draw
    • Approved amount sent to your loan or payment system, and funding confirmation recorded

How access is controlled

  • Separation is built in: the person who prepares a draw does not approve it, inspectors cannot edit an inspection once submitted, and nobody changes an approved amount after approval.
  • Roles are configured with you during implementation. You can rename them, create custom roles, and limit them by region, branch, loan type or approval limit.
  • Every permission change is recorded in the audit trail with who made it and when, and access review reports list each person's roles for periodic certification.
  • Staff sign in through your identity provider, and roles can follow its groups. Inspectors and borrowers are invited individually and see only the loans assigned to them; auditors and examiners get temporary read-only access with a scope and an end date.

Security and privacy

How your data is protected

Single sign-on

Staff sign in through your identity provider, so your password and multi-factor policies apply. Inspectors and borrowers use invited accounts with multi-factor authentication.

Role-based access

What each person can see and do follows their role; preparing a draw is separate from approving it, and borrowers see only their own loans.

Evidence integrity

Inspection photos keep their capture location and time, and a submitted inspection cannot be edited; corrections are recorded as new entries.

Encryption and keys

Client data is encrypted, with keys Moraph staff cannot use without explicit, time-bound authorization.

Complete audit trail

Every view, change, approval and export is logged with the person and time, and cannot be edited.

Data residency

Data stays in the hosting region you choose: the United States, the United Kingdom or Australia.

Company-wide controls, independent audits (SOC 2 Type II and ISO/IEC 27001) and data residency are described in our Trust Center, where you can request the evidence pack.

Reporting

What you can report on

10 standard reports, grouped by who uses them. Each shows who it is for, how it can be broken down, how it is delivered and what it is used for. The data behind them is also available to your own reporting tools.

Exports, access and evidence

  • Every report can be exported to CSV, and summary and evidence reports to PDF. Reports can be scheduled to arrive by email for the people entitled to see them.
  • Each report can be filtered and the filters saved, so a loan officer or credit officer can keep their own views.
  • Loan, draw and inspection data is available through the Moraph Work API, and can be delivered to your data warehouse or business intelligence tool alongside other credit data.
  • Reports respect each viewer's role: a loan officer sees their own loans, the construction lending manager sees the whole book, and borrowers never see internal reports.
  • Evidence and exception reports can be run as of a past date and give the same result each time. Running and exporting a report is itself recorded in the audit trail.

Deployment

Where and how it runs

Moraph cloud

Hosted and operated by Moraph in the United States region. United Kingdom and Australia regions are available for institutions outside the US.

Dedicated environment

A single-tenant environment for institutions whose policies require isolation, scoped in the proposal.

Mobile app

The inspection app runs on current iOS and Android phones and tablets, and can be distributed through your mobile device management.

Security controls, independent audits and data residency are set out in our Trust Center. Engagement models and what drives a quotation are on Working with Moraph.

Implementation

What a rollout involves

The general phases are on Working with Moraph. For this product, they involve the following.

Loan data mapping

We map your loan system's construction loans, borrowers and commitments to the product and agree how approved draws flow back. We need a data extract and a contact from your loan operations team.

Budget and draw templates

Budget line structures, draw conditions, required documents and retainage rules are set up for your construction loan products.

Inspection setup

Inspection checklists, site boundary rules and the treatment of out-of-boundary photos are agreed, and staff and third-party inspectors are invited.

Approval rules and roles

Approval limits, exception routing and roles are configured to match your credit policy and procedures.

Active loan migration

Loans already under construction are loaded with their budgets and draws to date, by agreement on which loans move and which finish in the old process.

Training and go-live

Draw administrators, approvers, inspectors and borrowers are trained on their own workflows, and the first draws are worked with Moraph alongside.

Limitations

What it does not do

Worth knowing before you evaluate it.

  • The product does not hold, move or disburse funds. Approved draws are passed to your loan or payment system, and your staff release the money.
  • Location and time come from the inspector's device. They are strong evidence that photos were taken on site, but they do not replace the inspector's professional judgment or your own controls over who inspects.
  • It does not perform appraisals or evaluations, and percentage complete is the inspector's assessment, not a valuation.
  • It is not a loan origination or servicing system; loan terms, interest and payments stay in your existing systems.
  • Title searches and lien waivers are provided by the borrower and title company; the product tracks them as conditions but does not obtain them.
  • It is designed for US construction lending practice. Lending in other countries may need different conditions and documents.
  • Approval decisions remain your institution's; the product records and routes them but does not approve draws on its own.

Evaluation checklist

What to test in a demonstration or pilot

Questions worth putting to us, and to any other vendor you are considering.

  1. Load one of your active construction loans and its budget, and walk a draw from request to approval
  2. Have an inspector record a site visit in the mobile app, including a location without signal
  3. Check how a photo taken outside the site boundary is flagged and handled
  4. Compare the reconciliation screen with how your team checks draws today
  5. Confirm role separation: who can prepare, approve and release a draw
  6. Review the draw history and audit trail an examiner would see for one loan

Questions

Frequently asked questions

Does Moraph hold or disburse the loan funds?

No. Moraph does not hold funds. The product records approved draw amounts and passes them to your loan or payment system, and your staff release the money.

Can we use our existing third-party inspectors?

Yes. Outside inspectors can be invited to use the mobile app under their own accounts, or upload their reports where their firm uses its own tools; uploaded reports are marked as such.

What happens if a photo is taken away from the site?

It is flagged for the draw administrator, who decides whether to accept it with a note or request a new inspection. The decision is recorded.

Can borrowers see the inspection results?

Only if you choose. Borrowers see the status of their draws and the approved amounts; whether they see inspection notes and photos is set during implementation.

How is it priced?

As a subscription, usually measured by the number of active construction loans, with implementation charged separately. See Working with Moraph for what drives a quotation.

Is there an accessibility conformance report?

Ask for one through the procurement request form at /how-to-buy/request, naming the version you are evaluating.
